Water Expansion Tanks

If your water heater has a closed system, a water expansion tank is not just helpful, it is necessary. As water heats up, it expands. In a closed system, there is no place for this excess volume to go.

Without a properly installed expansion tank, the pressure builds up inside your plumbing system, which can lead to damaged pipes, leaking water heaters, and worn-out valves. A water expansion tank absorbs this pressure, keeping your system balanced and extending the life of your plumbing.

If your home does not already have an expansion tank, there are a few clues that you might need one. If you hear pipes banging when water shuts off quickly, notice periodic dripping from the temperature and pressure relief valve on your water heater, or have had multiple valve failures in a short period of time, those could be signs of pressure buildup.

If your water system uses a pressure regulator or backflow preventer, an expansion tank is likely required to keep everything functioning safely. We can assess your system and let you know if one is needed.

Replacement Timeline and Lifespan

Expansion tanks are built to last, but they are not permanent. On average, a well-installed expansion tank lasts about 5 to 10 years, depending on water quality and system pressure. One of the most common signs that it is time to replace the tank is when the internal bladder fails.

You may notice water dripping from the tank, or the tank may feel heavy and full, even when it should be partly filled with air. If the expansion tank is waterlogged, it cannot absorb pressure, which puts your system at risk again.

Common Installation Issues We Correct

We have seen our fair share of poorly installed expansion tanks, and the consequences can be costly. Some homeowners attempt DIY installations, only to end up with a tank that is not properly secured, is installed in the wrong location, or is mismatched in size. In other cases, the tank may not be pressurized to the correct psi.

These mistakes can lead to system failures and unnecessary repairs. When we install or replace an expansion tank, we size it correctly based on your water heater’s capacity and calibrate it to match your home’s water pressure.

Routine Checks for Long-Term Performance

Once your expansion tank is installed, it should not need much attention, but a quick check once a year can make a big difference. Gently tapping the side of the tank should give you a hollow sound on top and a full sound at the bottom.

If the whole tank sounds full, the bladder may have failed. We recommend checking the air pressure with a standard tire gauge and comparing it to your system’s water pressure.
